Our brand line is “Think Property, Think Baap.”

2. Nature Of Services - Read Carefully

Property Baap coordinates property-related solutions through specialised platforms. It is not presented as a traditional brokerage house, and nothing on this website constitutes a guarantee of any transaction, price, approval, timeline, return on investment, or legal outcome.

3. Eligibility & Account Use

You must be at least 18 years old and legally competent to enter into contracts under applicable law to use the Services. Where a platform requires registration (for example, partner or referral logins), you agree to provide accurate, current information and to keep your credentials confidential. You are responsible for all activity under your account.

4. Baap Promise - Benefits, Not Guarantees

The Baap Promise (“Ek Baar Deal, Lifetime Feel”) describes post-transaction support such as title checks, sale-deed drafting and registration support, mutation support, title certification, valuation, re-investment advisory, rent-agreement support, a 10% lifetime privilege on future deals, and ongoing advisory access, as applicable to buyers, sellers, landlords and tenants respectively.

The Baap Promise is a service-commitment framework, not a guarantee of any legal outcome, government approval, transaction completion, valuation figure, or financial return. Specific inclusions, timelines and eligibility are determined case-by-case after document and case review, and may be modified or withdrawn prospectively. Terms & conditions apply to every benefit.

5. Professional Partner Network

Deed writers, property dealers, lawyers and advocates, ex-government employees, builders, architects and engineers, consultants, notaries, financial advisors and allied professionals may apply to join the Property Baap Professional Network by submitting accurate professional details, including a valid phone number and partner type.

Registration requests are continued over WhatsApp and are subject to background verification and acceptance at our sole discretion. Partners must act honestly, must not misrepresent Property Baap, must not collect money in our name without written authorisation, and must comply with all applicable professional and legal obligations. We may suspend or remove any partner for misconduct, misrepresentation, or violation of these Terms.

6. Referral Network (#HarGharDealer)

Any individual - including students, homemakers, business owners, working professionals, delivery partners, and senior citizens - may refer persons who need property services. There is zero joining fee, zero liability and zero conditions on joining itself.

Referral rewards are payable only on successfully closed and realised transactions originating from a verified reference, calculated as a share of the profit actually realised by Property Baap (as currently described, up to 25% of such profit). References must be genuine; self-referrals, duplicate claims, fabricated leads, or manipulation of attribution will result in disqualification and account termination. Payout timelines, tax deduction at source, and verification procedures apply as communicated at the time of the transaction.

Its responses are informational only, may be incomplete or inaccurate, and do not constitute legal, financial, valuation, or investment advice. 8. Acceptable Use

You agree not to:

• Submit false, misleading, or unlawful content, listings, or documents.
• Impersonate any person, platform, or Property Baap affiliate.
• Attempt to disrupt, scrape at abusive volumes, or gain unauthorised access to the Services.
• Use the Services for any unlawful purpose, including fraud, money laundering, or tax evasion.
• Circumvent verification, attribution, or payout controls of the partner or referral programs.

9. Fees, Taxes & Third-Party Costs

Service fees, where applicable, are communicated before engagement. Government charges - including stamp duty, registration fees, mutation fees, conversion charges, penalties, and taxes - are payable by the applicable party as per law. Any referral or partner payouts are subject to applicable tax deduction and compliance requirements under Indian law.

10. Intellectual Property

All content on the Services - including text, graphics, logos (including “Property Baap”, “Think Property, Think Baap”, and “#HarGharDealer”), layouts, and software - is owned by or licensed to Property Baap / 31 Son and protected by applicable intellectual-property laws. You may not copy, reproduce, or exploit any content without prior written permission, except for personal, non-commercial reference.

11. Third-Party Links & Platforms

The Services link to specialised platform domains (for example, TitleWala.com, SaleDeed.com, Doobai.com) and may reference third-party sites or government portals. We do not control third-party content and are not responsible for their availability, accuracy, or practices. Your dealings with third parties are solely between you and them.

12. No Professional Advice

General information on the website - including platform descriptions, process explainers, and chat responses - is not a substitute for independent legal, tax, valuation, or investment advice. Engage qualified professionals and complete document-level verification before any property decision or payment.

13. Limitation Of Liability

To the maximum extent permitted by law, Property Baap and its affiliates, partners, and personnel shall not be liable for any indirect, incidental, consequential, or punitive damages, loss of profit, or loss of data arising from the use of or inability to use the Services. Our total aggregate liability for any claim arising from the Services shall not exceed the fees (if any) paid by you to us for the specific service giving rise to the claim in the twelve months preceding the claim.

14. Indemnity

You agree to indemnify and hold harmless Property Baap, 31 Son, and their personnel against claims, losses, and expenses (including reasonable legal costs) arising from your misuse of the Services, violation of these Terms, or infringement of any third-party rights.

15. Privacy

Information you share - including partner registration details and referral data - is used to operate the Services, verify identities, process payouts, prevent fraud, and communicate with you, including over WhatsApp where you initiate or consent to such contact. We do not sell your personal information. A detailed privacy notice may be published separately and will supplement these Terms.

16. Changes To The Services & Terms

We may modify, suspend, or discontinue any part of the Services, and may update these Terms from time to time. Material changes will be reflected through the “Last updated” date above. Continued use of the Services after changes take effect constitutes acceptance of the updated Terms.

17. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Subject to applicable law, the courts at New Delhi shall have exclusive jurisdiction over disputes arising from or in connection with the Services.
